The Initial Visit
For Remodels and Additions, I will come to your home to gather the existing conditions and details relevant to your project.
For New Homes, we can meet in your home or at a neutral/safe establishment. Initial consultations can also take place over the phone.
Our initial visit typically takes an hour of your time. During this time, we discuss your visions for the project. What your goals are for the project. For a New Home we will discuss your inspirations. You are encouraged to have multiple inspirations. We excel in combining aspects of what you like into something you will love. This is a very relaxed conversation, I will ask odd and random questions that help me to better understand your dream. There are a lot of details that are crucial to your design, that have possibly not been considered.
The Design Phase
Typically with-in 1 to 2 weeks, I will have the 1st drafts available for your review. This draft is the product of our conversation.
Included with the 1st Draft, will be the basic floor plan with enough dimensions to gather the feel for space. An Elevation is ready for concept of a visual appearance.
This layout is open for modification. This may take 3-5+ revisions to fine tune the design to your desire. At this stage, changes are part of the process.
In this stage modifications are due process pertaining to the original design focus. If an alternate design/layout is presented an additional start fee will be applied.
Project Completion
After revisions are completed, and your approval is given, plan completion starts. Typically this process takes about 1 to 2 weeks. Full dimensions will be added to floor plans, foundation plan, roof plan, window and door notes, sections, full elevations, and building details are created per county/city requirements. With the final documents you will receive full scale PDF files for creating copies and sharing with industry contractors.
Additional changes after project completion, are handled on a case by case situation. After full notes and details are completed, changes effect more than just a single element. Some may be as simple, while others require rework of notes and details.
Not Included in Standard Documents
Electrical Layouts – are not required for permitting and are not included in the standard documents.
Plumbing Diagrams – are not required for permitting and are not included in the standard documents
HVAC Diagrams – are not required for permitting and are not included in the standard documents
Site/Survey Plan – This is not included. This will need created by a licensed professional. This document is the official location of your home on the property.
-Architect Certification – Not a requirement for residential construction of Single Family up to 3-Family dwellings in the state of Indiana and most states.
